Michael Petruccelli says;  Not used much anymore, bridge loans are obtained by those who have not yet sold their previous property, but must close on a purchase property. The bridge loan becomes the source of their funds for the down payment. One reason for their fall from favor is that there are more and more second mortgage lenders now that will lend at a high loan to value. In addition, sellers often prefer to accept offers from buyers who have already sold their property.

Michael Petruccelli says;  Sealing – Once the deck is installed, you need to seal it with an oil-based water repellent sealer. There are many quality products on the market for this purpose. Sealing a wooden deck will preserve its beauty and integrity. Resealing should be subsequently done every year.

Michael Petruccelli says;  Building materials – Traditionally, homeowners have preferred cedar or redwood for outdoor construction like decks and fences. But in recent years, manufactured have treated pine and other less durable woods chemically so they survive weathering. There are other woods such as lpe and Philippine mahogany that are also well suites for decking material that are very dimensionally stable when maintained with a sealer. Composites such as Trex are also extremely popular these days for use as low maintenance decking. Remember that all deck framing material must be pressure treated wood to withstand rot and insect infestation.
